When my fianc came to my house, she wanted all the boxes emptied and the items in them put away. In my way of thinking, this was a project that I would get around to periodically over the next three years. I told her the best way for me to tackle the project was to keep the boxes under my nose so I would be aware of them, and gradually, get around to taking care of processing them. My fianc was having none of it. She wanted the boxes out NOW. We had a huge, knock down drag out fight about the boxes. Finally, I moved them out into the garage where they sit two years later, for the most part, unopened. Truce. An armistice was signed. My now wife keeps the house in immaculate condition. She likes to do the same with my office. I told her my office is my territory that the rest of the house is hers to do with as she wishes. My wife insists on cleaning my office when Im not around. Electrical plugs to the computer and other office equipment are frequently accidentally pulled out and in disarray. Files are piled up rather than in the perfect place where I knew exactly where they were. But there is no dust in my office. No dirt. No pests. Today we have found a middle point where we meet. Let us start off with your credit as most loans are what are called “credit driven”. Obviously, as you have probably seen on TV or heard on the radio, or seen on the internet, the higher your credit score the better for any new loan. Here is how it can work for you. If you have a good credit score, say 620 or higher, you have a better chance of getting a good interest rate on a new loan. If your credit score is 660 or higher, the chances of getting a really good interest rate improve. If your credit score is below 620 you still have the ability of obtaining a new loan, however, you may have to pay a slightly higher interest rate, as a lender will consider you a greater risk. (There are many lenders who are willing to give home loans to people whose credit score is under 580, but again, the interest rate will be higher and there may be some restrictions.) In the event you fall into this category, don’t be too concerned, because, once you have obtained this new loan and you make your monthly payments on time, pay all your other reported bills in a timely manner, your credit score will go up over time and in a couple of years, you may want to refinance that loan into a better interest rate. Another item a typical lender will look at is your “debt to income” ratios, which means the combination of all your reported credit, including house payments, credit cards, car payments and any installment loans minus the amount of your gross monthly income equals your debit to income. Here is something to think about when you are getting a new home loan.Do you really need to buy a car right now? Yes, buying a car can really bump your debt to income ratios, especially with the price of cars today. This will affect how high of a loan amount you can get, therefore, when buying a house, if can affect the price you can afford to buy. The next thing you want to be prepared for is your assets. This includes cash in the bank, retirement accounts, stocks and bonds, etc. I bring this up because, most lenders require what is called “reserves”. These are funds you have on hand to pay at least 2 months of your house payment, including taxes and insurance, in the event something were to happen and you couldn’t make the payment from your normal income. Each lender is different, but you should have a least 2 months reserves available. Even if the reserves are in a retirement account, that’s usually OK. Keeping all of these items in mind when going for a new home loan you will protect yourself from being surprised during the course of the loan process. Just remember the debt to income ratios, your credit score and assets or cash on hand and you’ll be in a great position to get exactly the loan you want. By Foras Aje Do you know the difference between being depressed or just being sad? Most people dont. However, this matters because perhaps the best way to avoid health complications arising from depression is to deal with it in its early stages. It is normal to feel sad from time to time. Sadness is a natural reaction to something upsetting which has happened. Depression on the other hand is more extreme. It is more of an emotional or mental illness which has a lot more symptoms than sadness and can, if not treated lead to suicide. One huge difference between sadness and depression is that a person experiencing feelings which they find disconcerting can reasonably tell you what it is that is causing their unhappiness, however a person suffering from depression may not necessarily be able to do so. When one is sad, we tend to know that things will get better over time; on the other hand, a person going through depression may not see an end to his or her problem and may consequently think things are or will get worse. This may lead to a depression that could last for a long length of time. With the negative feelings being so intense and overpowering, depression is oft times something one just cant snap out of, at least not without assistance or taking exact measures to match or overwhelm its hold on a person. Though it is safe to say anyone going through depression experiences sadness, but not every sad person is necessarily depressed, both emotional hindrances might need to be addressed and catered to the same or very similar ways. In addition to this tip, an observance of nature will show us that when animals are frightened or angered, they abstain from eating until after the passage of some time. Moreover, it is true that under stressful circumstances many civilized people refrain from eating and find in truth that they lack the desire for food, but it is also too often that most of us will eat large meals under these circumstances. Now, worry, fear, anxiety, excitement, hurry, heated arguments at meals: all prevent the secretion of the digestive enzymes of the body and hinder not only digestion, but the whole nutrition process.This considered, perhaps the last thing you may want to do while dealing with depression or sadness-be it its causes or symptoms is to eat excessively, I may go as far as to say to even eat at all. By Michael Russell Herbs for General Health and Healing For people who are leery of the alarming side effects of many drugs and medicines on the current market, or just concerned about taking too many pills, there is another option: herbal remedies. The use of herbs for healing has been recorded as early as 2500 B.C. Herbs were widely used as medicines prior to the advent of science with its developments in chemicals, drugs and medicines. Before modern science there were only two basic options for healing - the various plants with known healing properties and the spiritual, including prayer, the laying on of hands, magic and voodoo. For our purposes, we’ll concentrate on the world of healing plants and leave the spiritual up to the individual. What is an herb? How is it different from a spice? An herb is a seed-producing plant of the type that does not develop persistent woody tissue, such as that of a shrub or a tree, but remains more or less soft or succulent (having thick or fleshy stems or leaves which can hold a large quantity of water). Some examples of common herbs would be catnip, chamomile, hyssop and spearmint. A spice is any of the various vegetable plants that are also fragrant or aromatic and are pungent to the taste. Allspice, cumin, paprika and rosemary are all spices. So an herb may also be a spice, like cinnamon or mace. Most herbs and spices are sun-dried or cured in their indigenous environment. For example, the ginger root is harvested then cleaned before it is dried and exported. Sometimes ginger root is also peeled and sometimes the ginger root is boiled in sugar and preserved before its exportation. Cloves are the dried unopened flower buds of the Syzygium aromaticum, a tree of the Myrtle family, while peppercorns are the dried berries of the Piper nigrum plant. The nutmeg is the hard, aromatic seed of an evergreen tree called Myristica fragrans. The seed is dried and ground or grated and used as a spice. Herbs can act as astringents (something that slows or stops the flow of blood or other secretions), alkalinizers (something that raises the pH above 7.0), acidifiers (something that lowers the pH below 7.0), tonics (something that refreshes, invigorates or strengthens), diuretics (something that promotes the flow of urine), diaphoretics (something that promotes perspiration), laxatives (something that promotes bowel movements) and also as nervines (something which excites or relaxes the nerves). Many herbs act as more than one of these, such as Acacia, which has a soothing or softening effect on mucous membranes, an astringent effect, limiting secretions of glands and nutritive qualities as well as nourishing the tissues to which it is applied. The herbs with mostly astringent (causing blood or other secretions to slow or stop) effects are Acacia, Acorn, Agaric, Agrimony, English Alder, Amaranth, Trailing Arbutus, Balm, European Birch, Bistort, Blackberry, Black Willow Bark, Cinnamon, Black Cohosh, Eyebright, Fireweed, Fluellin, Houseleek, Jambul, Pilewort, Red Root, Red Sage, Peruvian Rhatany, Rhubarb, Rosemary and Scullcap. Herbs with a mostly alkalizing (raising the pH) effect are Dandelion and Kelp. The general tonic (nourishing, invigorating, strengthening or refreshing) herbs are Agrimony, English Alder, Alstonia Bark, Angustura, Asafetida, Balmony, Balm of Gilead, Bamboo Brier, Barberry, Berberis, Beth Root, Blackberry, Boneset, Box Leaves, Bugle, Catnip, Celery, Chamomile, Culver’s Root, Dandelion, Eyebright, Gentian, Golden Seal, Juniper Berry, Lemon, Mistletoe, Nux Vomica, Peruvian Rhatany, Rosemary, Snake Root and Tansy. When I asked her what, for her, were the 5 most important qualities in a relationship, she looked at me like I was an idiot. The first thing she named was the one whose lack she had felt most keenly in childhood: communication. Because she hadnt had it she assumed that it would be the panacea for all evils: that talking would be enough to ensure that two people share the same beliefs, attitudes and values. If only. Then came monogamy. After monogamy came integrity. Then commitment. You can see what F.s partner had put her through. I pointed out to her that she was still one thing short. She was struggling now. Eventually she came up with love. When I asked her what love meant to her, she talked about faithfulness, commitment and communication. Now, Im not knocking any of these values. They all have their place and I wouldnt want to be in a relationship without them. But the point is: were they enough to sustain and nurture her? When I asked her that question she was visibly thrown. She had thought of relationships in terms of what she gave, not what she received. The net result was that she received very little that was not damaging. Its a useful question. Do those qualities that you deemed the most important in a relationship sustain and nurture you? Or have you chosen them reactively, in an attempt not to experience old hurts again? How would you like to be treated in a relationship? By Don Diebel This week I would like talk about any of you who may be in their 30’s or 40’s and have never been married and are yearning to settle down and get married and start a family. Are you frustrated because you can’t seem to find Miss Right? Are you longing to be a father? Have you lost hope that you will ever find someone to settle down with and spend the rest of your life with? Do you have a lot of friends, but you still feel lonely and long for true love and companionship with a life long partner? Have you fallen into the trap of thinking that you need to be married and have a family to make your life complete and happy? Now, let me give you some advice concerning these problems: 1. First of all, it’s a big mistake to depend on someone else to complete your life and bring you happiness. Being happy is a do-it-yourself project. True happiness comes from within. 2. Marriage is a wonderful institution as long as you find the right mate. And I can’t stress to you enough that marriage is very serious and you must make the right selection of a lifelong partner. Don’t just jump into marriage prematurely because you think you’re getting older and it’s time to settle down. 3. In the mean time, while you’re waiting for some special lady to come into your life and you settle down, please try to find happiness and fulfillment in other areas besides from intimate relationships with women. My suggestion would be to become involved in helping others through charity organizations, volunteer work, community activities, working for political causes, church activities, helping the needy and the hungry, etc. It can be extremely rewarding by helping others.
